What Conditions of Approval are Proposed?

Pebble Creek Golf Club has proposed the following conditions of approval to legally govern the construction and operation of the miniature golf course:

1. This zoning is only for a Miniature Golf Course. The applicant does not desire batting cages, go carts, a video arcade or other uses.
2. Existing grandfather oaks will not be removed. Design shall minimize removal of any trees (at least 90% of them to be kept).
3. No fiberglass animals, windmills, colored lights, or other structures are to be built on or around the miniature golf course -- only landscaping, rocks, and water fountains are to be used.
4. The areas around the miniature golf holes (besides sidewalks) are to be grassed and landscaped.
5. If used, fencing is to be 4 feet high, decorative, black, semi-transparent aluminum as specified herein.
6. Lighting is to be decorative, shoebox-style lighting no greater than 30 feet in height and designed to create no more glare or spill on adjacent properties than typical street lighting.
7. Signage at the site is limited to no more than 20 square feet, non-illuminated, and attached to the fence (unless something different is approved by the Pebble Creek Homeowner’s Association that meets County Code).
8. The hours will be 9am to 9pm Sunday through Thursday and 9am to 10pm Friday and Saturday. In no event shall the course be opened earlier than 8am and stay open later than 10pm.
9. The developer will continue to provide public access from Regents Park Drive to the existing foot bridge that leads to the Community Recreation Center.
10. There will be no outdoor public address systems permitted.
11. All EPC wetland setbacks and regulations will be met.
